if there is an hoa..... clear it & you might have to pay a bit for security, but private property will not be any problems like for bars that have to contain patrons in a certain area.
make sure there is no 'cover' charge being collected - that will get you busted for sure.
get some friends to help you with making sure guests put the trash in trash bins and not just on the beach.
underage drinking ..... this is the most difficult, because no matter how you set it up - - - - say collecting id's to get a particular color cup for booze- - - your gonna have some *** that gives it to the underage kids for favors.
About the best method is to make sure minors have adult supervision and that as host you have a conversation witnessed by others of your friends where you indicate your rules for those under age at your gig.

The possibility of being busted is higher than you think. Play it safe and wise, and make sure that only people of legal drinking age get any booze. Better yet, don't serve any potent potables. I know that is drastic, but it's the only way to make sure there is no underage drinking. If any teens partake of liquor, and they get in an accident, you could be held liable if you are the host, regardless of where the party takes place. Better to risk the unpopularity of rescinding your promise of alcohol.
